P23-0332 & P23-0605, 2025 Santa Rita Road Zoning Administrator <br />5 of 12 <br /> <br />Setbacks <br />Buildings A and B, front on Santa Rita Road have a 10-foot setback per ODS A3.5. <br />Per ODS B9.2, the Tri-Valley Inn, Site 16 in the ODS and Housing Element requires a 20-foot <br />building setback or shall conform to the prescribed setback in these ODS, whichever is <br />greater, for property lines adjoining existing single-family residential development. The project <br />conforms to standard B9.2. <br /> <br />Building Height <br />Per the ODS, the maximum allowed height is 36 feet for sites with density between 14-29 <br />units/acre. The maximum building height for the seven buildings ranges from 33-feet 10-inches <br />to 35 feet, measured from adjoining grade to the midpoint of the sloping roof. Per ODS B4.3, <br />screening of rooftop equipment with a minimum 42” parapet is required. The project satisfies <br />both requirements. <br /> <br />Per ODS B9.2, the portion of any structure located within a distance of 30 feet measured <br />perpendicular to the property line adjoining existing residential development, shall not exceed <br />30 feet in height. Buildings or portions of buildings located beyond this 30-linear-foot <br />measurement may be taller than 30 feet, if allowed by the ODS. On the subject site, the north <br />and west property lines adjoin existing residential. Buildings F and E are setback 20-feet, with <br />the portion of the building within the 30-foot setback area no greater than two stories, or 30 <br />feet in height as illustrated in Figure 4. <br /> <br />Figure 4: Site Section <br /> <br /> <br /> <br />Unit Mix & Floor Plans <br />The project provides a mix of three- and four-bedroom units. There are 16 three-bedroom, <br />three-bath units, 17 four-bedroom, 2-bath units and 9 four-bedroom, 3-bath units. The project <br />provides 5 accessible units that meet the ADA visitability requirements, meeting the minimum <br />building code requirements. The developer plans to provide the units such that the fourth <br />bedroom is optional and could be set up as an office should the prospective buyer choose.
