Location and Notification Map <br /> <br /> <br />BACKGROUND <br />On October 30, 2023, the Zoning Administrator approved City Ventures’ application for Design <br />Review approval pursuant to SB 330 to demolish an existing motel and construct a housing <br />development consisting of 42 three-story townhome-style condominiums ranging in size from <br />approximately 1,400 to 2,150 square feet and related site improvements, on a site located at <br />2025 Santa Rita Road. (P23-0332). The approximately 1.96-acre site, which is the current <br />location of the Tri-Valley Inn, is among the sites designated for housing in the 2023-2031 6th <br />Cycle Housing Element. The Design Review approval was based on findings consistent with <br />the City’s adopted Objective Design Standards for Housing Element Sites, and other <br />applicable objective standards set forth by the City. For additional details on the Design <br />Review application, please refer to the Zoning Administrator staff report (Exhibit C). <br /> <br />At the same hearing, the Zoning Administrator recommended approval of the Vesting Tentative <br />Map to the Planning Commission. <br /> <br />The applicant has submitted a Vesting Tentative Map to convert the approximately 1.96-acre <br />site into one lot for condominium purposes with 42 new townhome condominiums and
