P23-0332 & P23-0605, 2025 Santa Rita Road Zoning Administrator <br />6 of 12 <br /> <br />Vehicle and Bicycle Parking <br />Per PMC Section 18.88.030 A(2), vehicle parking is provided for each townhouse by an EV- <br />ready two-car garage. Each garage has a designated bicycle storage area per ODS A7.9 and <br />A7.10. The site also provides two guest parking spaces, including one ADA accessible guest <br />parking space adjacent to the accessible units and group open space area. The project <br />provides a 4-bicycle rack adjacent to the central group open space. <br /> <br />Architecture and Design <br />The project provides an 8:12 roof pitch per ODS standard B4.2. Design elements including a <br />combination of gable end enhancement details with an 8:12 pitch and 4:12 pitch dormer <br />elements break up the massing and subdivide the roof pursuant to ODS B4.1. <br /> <br />The window placement organizes the façade and creates additional detailing by recessing the <br />windows two inches from the plane of the exterior building wall and providing trim that projects <br />from the face of the building per ODS B3.1. The building elevations lining paseos, Buildings A <br />& B and Buildings C & D provide a minimum of 20 percent of the wall area within 10 feet of <br />ground level fronting on the paseo as windows to provide an “eyes on the street” effect per <br />ODS A6.9. <br /> <br />Figure 5: Building A Elevation <br /> <br /> <br />Open Space & Amenities <br />The proposed project would include private yards enclosed by 4-foot wood fences, with lower <br />3-foot fences along the Santa Rita Road frontage pursuant to ODS A3.2, A8.4 and A8.5. The <br />project features a central group open space available to all residents. The group open space <br />would include a seating area with a barbeque, a children’s play area, an open lawn, a Zen <br />Garden, and landscaping. The ODS requires 160 square feet of group open space per unit, or <br />6,720 square feet. The central group open space is 8,727 square feet. The project also <br />provides landscaped open spaces along the north and west sides of the site with 5-foot <br />pedestrian pathways. The total open space provided on the site is approximately 20,000 <br />square feet. <br /> <br />
