P23-0332 & P23-0605, 2025 Santa Rita Road Zoning Administrator <br />4 of 12 <br />PROJECT DESCRIPTION <br />The project proposes seven, three-story buildings with a total of 42 townhome-style <br />condominiums, totaling 69,302-square-feet of residential space. The townhomes would range <br />in size from approximately 1,403 to 2,150 square feet, with either 3 or 4 bedrooms. The project <br />utilizes a modern craftsman style architecture, characterized by the horizontal lap siding mixed <br />with vertical board and batten siding, and gable end detailing. Additional materials include brick <br />veneer detailing, stucco, and composition shingle roofing. The proposed project would also <br />include approximately 20,000 square feet of group open space, three streets and surface <br />parking. Each townhome would have a two-car private garage accessed via common access <br />streets. The project is accessed off Lockhart Lane via Evergreen Court and Scarlet Court. The <br />internal streets loop around the site, with Willow Oak Court dead-ending to provide access to <br />three units at the end of Building F. The project includes the removal of 43 trees on-site <br />including Redwoods, Black Walnuts, Mulberries, and a variety of palm varietals. The existing <br />London Plane trees along Santa Rita Road will be maintained. <br /> <br />OBJECTIVE DESIGN STANDARD CONFORMANCE <br />The project conforms to the Objective Design Standards, as further described below. <br /> <br />Site Layout & Pedestrian and Vehicular Access <br />The unit entries are provided off open spaces and public streets per ODS A2.1 and mid-block <br />access is provided with paseos fronting Lockhart Lane and Santa Rita Road. Internal <br />sidewalks have a minimum width of 5-feet and incorporate decorative paving at crossings per <br />ODS A1.1-1.4. Santa Rita Road and Lockhart Lane frontages have a 6-foot-wide sidewalk and <br />6-foot planting strip per ODS A3.1. <br /> <br />Figure 3: Site Plan <br />
