P23-0180, 1024 Serpentine Lane, Suite 101 Planning Commission <br />3 of 7 <br /> <br />Figure 2: Site Plan <br /> <br /> <br />PROPOSED PROJECT <br />King’s Land Chess, Inc. proposes to occupy the approximately 1,680-square-foot tenant space <br />(Suite 101) and operate a chess tutoring facility that offers chess instruction for students aged <br />five years to 15 years old. The proposed hours of operation during the school year would be <br />Wednesday, 3:45 p.m. to 6:15 p.m. with an online session from 7 p.m. to 8 p.m., Thursday, <br />3:45 p.m. to 6 p.m., and Friday, 4 p.m. to 5:15 p.m. On Saturdays and Sundays, the hours <br />would be from 9:15 a.m. to 4 p.m. Each lesson would last approximately 45 to 75 minutes with <br />between eight to 16 students Wednesday through Friday and between 16 to 24 students on <br />Saturday and Sunday. Collectively, up to 24 students and two coaches (26 people total) would <br />be on-site at any one time. <br /> <br />The proposed hours of operation during summer break would be Monday through Thursday <br />from 9 a.m. to 4 p.m., Friday from 4 p.m. to 5:15 p.m., Saturday from 12:30 p.m. to 2:45 p.m., <br />and Sunday from 9:15 a.m. to 4 p.m. These lessons would be provided in a day camp format <br />and would offer half day or full day attendance. There would be two camps offered, one in <br />each room of the suite, with no more than 24 students attending each camp. Collectively, up to <br />48 students and four instructors would be on-site at any one time. <br /> <br />King’s Land Chess, Inc. would also be hosting chess tournaments twice a month as a U.S. <br />Chess Federation registered affiliate. The tournaments would be offered on two Fridays a <br />month, between 5:30 p.m. and 8:30 p.m. There would be a maximum of 60 students and three <br />staff members on-site for these tournaments. <br />
