P23-0180, 1024 Serpentine Lane, Suite 101 Planning Commission <br />2 of 7 <br />Yang Liu and Ke Chen, representing King’s Land Chess, Inc., are requesting CUP approval to <br />operate a chess tutoring facility with bimonthly tournaments. As noted above, tutoring facilities <br />are conditionally permitted at this location with the approval of a CUP. The CUP application is <br />before the Planning Commission for consideration. <br /> <br />SITE AND AREA DESCRIPTION <br />The subject parcel is a flat and fully developed approximately 1.31-acre parcel at the north end <br />of Serpentine Lane within the Valley Business Park. There is an approximately 15,514 square- <br />foot, single-story building constructed on the subject parcel that has been split into eight <br />commercial condominiums under separate ownership. The subject condominium (Suite 101), <br />which is currently vacant, comprises approximately 1,680 square feet broken into two rooms. <br />There are 60 shared parking spaces on the subject parcel. The subject parcel and building are <br />accessible from two driveways off Serpentine Lane, including one near to the subject <br />condominium. Figure 1 shows an aerial photograph of the subject parcel and building, and <br />Figure 2 shows the existing site plan.
