Objective Design Standards for Multifamily Housing in R-M, C-C, and M-U Zoning Districts <br />City of Pleasanton - 15 - December 14, 2022 - DRAFT <br /> <br /> <br /> <br />Fig. 5: Surface Parking Lot Design Standard for shade coverage <br />B5.6 No more than 25 percent of site frontage abutting a Public Street, Open Space, or Paseo shall be <br />devoted to garage openings, carports, driveways, or surface parking. <br />B5.7 Surface parking lots larger than 10 stalls shall provide minimum shade coverage of 50 percent of the <br />gross surface parking area. <br />a. Trees shall be provided such that they are demonstrated to provide at least 50 percent of the <br />required shade area in the parking lot at maturity. <br />b. Solar photovoltaic shade structures may also be used to provide shade but shall not be allowed as <br />a substitute for required tree shade. <br />B5.8 Shade trees shall be provided in surface parking lots than through either of the following methods: <br />a. Shade trees shall be planted in planting fingers oriented perpendicular to the drive aisle <br />i. Planting fingers shall provide a minimum of six feet of clear width; <br />ii. Planting fingers shall be located at a maximum every six stalls. <br />b. Shade trees shall be planted in a continuous planting strip oriented parallel to the drive aisle <br />between rows of spaces; <br />i. Planting strips shall provide a minimum of 6 feet of clear width <br />ii. Planting strips shall be located between each opposing row of spaces. <br />iii. Trees shall be planted within the planting strip at a maximum average spacing of 35 feet <br />on center. <br />B5.9 Class 1 weather-protected and secured bike parking spaces shall be provided at a minimum ratio of <br />0.6 space per dwelling unit. Bike parking can be grouped in one structure, provided within a secured <br />room in the building or parking garage, or dispersed in private garages. When grouped in one <br />structure separate from the building envelope, it shall be located such that it maintains a three foot <br />setback from the side and rear property lines. <br />a. Development providing fewer than 20 units shall be exempted from Class 1 bicycle parking. <br />B5.10 Class 2 short term bicycle parking shall be provided at a minimum of two spaces for every 50 <br />residential units. Bike racks shall be clearly visible from and located within 100 feet of the main entry <br />door. If the project has multiple entries, bicycle racks shall be proportionally dispersed.
