he wanted to ensure the church had the opportunity to use the kitchen for the benefit of the <br />community. He inquired about squirrel nesting and construction protocols. Ms. Hagen <br />referenced codes and best management practices to help potential issues, although it was <br />difficult to control the movements of wild animals. She noted that staff typically worked closely <br />with the construction team to ensure issues were addressed immediately if they came up. <br />Commissioner Morgan asked about the 350 -attendee trigger for requiring special event <br />approval; parking overflow; use of well or City water; and tree removal. Ms. Hagen discussed <br />the 350 -person number, which was chosen since it was above the largest projected <br />congregation size, and parking requirements and use for larger events. She discussed the <br />option to use of well water for landscaping. She presented a visual of the proposed tree <br />removal due to conflict with the driveway and utility infrastructure and poor health. She <br />discussed the undergrounding of utilities between the parking lot and right-of-way. <br />THE PUBLIC HEARING WAS OPENED <br />Applicant Tim Sbranti thanked staff and the community for their support. He provided a brief <br />introduction to the project. <br />Architect Michael Goldsworthy provided comment and highlighted some of the modifications <br />made based on comments from the Commission during the April 14, 2021 Work Session. <br />Father Niko Bekris expressed gratitude for the opportunity and thanked the Commission <br />Scott Raty provided his support of the project and thanked and complimented staff on the <br />project. He referenced his previously submitted correspondence from the April 14, 2021 Work <br />Session and provided his continued support of the project. <br />Steve Van Dorn, Pleasanton Chamber of Commerce, provided his support for the project. <br />Petros Xides provided his support for the project. He stated he felt the church would serve as a <br />permanent home for the culture and faith community. <br />Yianna Theodorou provided her support of the project. She referenced cultural events and the <br />value of service. <br />Tom Wright discussed his church in the community and indicated support for the proposed <br />project. <br />Applicant Guy Houston expressed appreciation for the Planning Commission's discussion of <br />use of the kitchen; and discussed the functioning well to be used for landscaping; trees along <br />Dublin Canyon; and notification and outreach to the neighbors. He discussed the distance of <br />the property to the east from the proposed church. <br />THE PUBLIC HEARING WAS CLOSED <br />Commissioner Allen asked about wedding events and referenced Page 8 of 15 which indicated <br />weddings and receptions could go from 12 p.m. to 11 p.m. with anticipated attendees of 250. <br />She questioned whether headlights would impact the neighbors.
