PROJECT DESCRIPTION <br />The applicant proposes to construct and operate a 9,792 -square -foot church and 24,971 - <br />square -foot multi-purpose building in multiple phases on a 4.3 -acre portion of the site. The <br />church building is proposed to include a sanctuary/nave with seating for up to 358 people as <br />well as a vaulted choir loft. The multi-purpose building would be two -stories and include <br />administration offices, religious education/study rooms, a commercial kitchen, and a <br />gymnasium. As part of the site improvements, the applicant is proposing to construct 121 <br />parking spaces on the subject site. <br />The Project is proposed to be completed in phases. The first phase (Phase 1) will be to grade <br />the site and prepare the site for construction (utilities, pads, landscaping, hardscaping). The <br />second phase (Phase 2) will be the construction of the 9,792 -square -foot church. Phase 1 and <br />2 are anticipated to take between 2-5 years to complete. The third phase (Phase 3) is to be <br />completed in three subphases to construct the 24,971 -square -foot multi-purpose building. <br />Phase 3 is anticipated to occur within 5-15 years, with the complete relocation of the church's <br />existing facility from its current location in Castro Valley within 15 years. <br />Site Plan and Access <br />The applicant is proposing to subdivide the roughly 16 -acre parcel into two parcels (one parcel <br />for the existing church and one parcel for the new Greek Orthodox Church. Figure 2 shows the <br />proposed 4.3 -acre portion of the site. The proposed new church parcel will extend from the top <br />of the southern bank of the creek, with the creek and remainder of the site remaining within the <br />existing church parcel. The new church site will be approximately 4.3 -acres and will be <br />accessed from two driveways off Dublin Canyon Road, just west of Laurel Creek Drive. The <br />multi-purpose building will be setback approximately 25 feet from the property line along Dublin <br />Canyon Road; however, the two-story portion of the building will be stepped back considerably <br />further, at approximately 87 -feet from the property line. <br />The multi-purpose building will also be setback 35 feet from the adjacent single-family property <br />line to the west, separated by a driveway, and 15 -foot landscape buffer. The principal vehicle <br />access for church patrons and guests will be provided by the main central driveway; while the <br />far western driveway will primarily be used as a service entry for garbage pick-up, deliveries, <br />and emergency vehicle access. <br />PUD -114-01 M, 11300 Dublin Canyon Road Planning Commission <br />5of15 <br />
