them where feasible. Following the work session, the applicant submitted revised plans <br />that included reducing the height of the community building to a maximum 30 feet in <br />height. In addition, the new plan set includes additional rendering views to demonstrate <br />the parking will be adequately screened from view along Dublin Canyon Road. <br />On July 14, 2021, the application was presented to the Planning Commission at a public <br />hearing. At the hearing, one member of the public provided written communication <br />requesting the applicant provide additional landscaping or screening along the eastern <br />property line to help buffer parking lot noise, lights, and activities from their property. See <br />the July 14, 2021 Planning Commission agenda report, Attachment 3, and the excerpted <br />draft minutes of the July 14, 2021 Planning Commission meeting, Attachment 4, for <br />additional information. <br />SITE AND AREA DESCRIPTION <br />The approximately 16.2 -acre Pleasant View Church of Christ property (project site) is <br />located at 11300 Dublin Canyon Road. The existing church is located at the top of the <br />hill on the property, in the northernmost portion of the site. The property is also bisected <br />by Dublin Creek, which extends west to east, roughly parallel to Dublin Canyon Road. <br />Figure 1: Vicinity Map <br />From a high point of approximately 480 feet in elevation where the existing church <br />building is located, the property drops steeply down towards the creek and flattens out <br />along Dublin Canyon Road at approximately 420 feet in elevation. The 4.3 -acre portion <br />of the site (currently approved for residential development) is now proposed to be <br />developed with the new Greek Orthodox church, shown in Figure 1, is located south of <br />Page 3 of 12 <br />
