As the entire project site would be prepared for construction (i.e., <br />vegetation removal) and graded in Phase 1 of the project, the schedule for those <br />construction activities would occur in their entirety during Phase 1 of the project and remain <br />unchanged. <br /> Demolition activities would occur over 44 total working days, as displayed in Table 1; <br />however, demolition activities would involve the removal of an estimated 163,500 square <br />feet of existing building space during Phase 1 and an estimated 240,000 square feet of <br />pavement during Phase 2. As calculated in the Hauling Calculations sheet contained in this <br />Appendix, the building demolition would generate an estimated 7,521 tons of debris, or <br />approximately 46 percent of the total demolition debris generated, and the pavement <br />demolition would generate an estimated 9,000 tons of debris, or approximately 54 percent <br />of the total demolition debris generated. In the absence of a detailed schedule of when <br />Phase 1 demolition activities and Phase 2 demolition activities would occur, it was assumed <br />that approximately 46 percent of demolition activities would occur during Phase 1 and <br />approximately 54 percent of demolition activities would occur during Phase 2 of the <br />proposed project. <br /> For paving, building construction, and architectural coating activities, the schedules were <br />adjusted so that these activities would occur within each project phase and the duration of <br />which would reflect that project phase’s proportion of the total proposed square footage of <br />development. When accounting for all proposed land uses, Phase 1 would involve the <br />development of a total 390,000 square feet of office, warehouse, distribution, packaging, <br />production laboratories, and parking space, or approximately 39 percent of the total <br />proposed development; Phase 2 would involve the development of a total 469,270 square <br />feet of office, production laboratories, and parking space, or approximately 46 percent of <br />the total proposed development; and Phase 3 would involve the development of a total <br />152,062 square feet of office, production laboratories, and parking space, or approximately <br />15 percent of the total proposed development. Consistent with the anticipated construction <br />schedule provided by the applicant, paving and architectural coating activity schedules were <br />adjusted to start concurrently in each construction phase and the architectural coating <br />activity scheduled was adjusted to end the same day as building construction activities in <br />each construction phase.
