Ranch and the Sunflower Hill projects were reviewed and similar plant types incorporated into <br /> our design. The plant palette is specifically selected because of its low water use, which will <br /> coincide with the City of Pleasanton's Water Efficient Landscape Ordinance. Plants will be <br /> strategically placed throughout the site to buffer or minimize the appearance of the structures <br /> from off-site viewers. Plants are selected based on their adaptability to seasonal change and <br /> those that will flourish on a year-round basis, providing a lush landscape that delivers visual <br /> interest all year round. The slopes and bottom of the basins will be planted with California <br /> native grasses and spreading shrubs. <br /> Fencing <br /> The project site adjoins the new homes at The Homestead at Irby Ranch and the proposed <br /> Sunflower Hill community on the western property line. There is a CMU wall being installed by <br /> The Homestead project on their boundary and a wood fence proposed by Sunflower Hill which <br /> ends approximately forty feet from Nevada Street. Our project proposes a six foot high <br /> decorative metal fence along the Nevada Street frontage and this will wrap the corner at the <br /> Sunflower Hill site up to the edge of the new single story building. This decorative fence will <br /> also be installed at the eastern property line from Nevada to the new proposed gate and then <br /> the remaining portion of the eastern property line has existing fences that will remain in place. <br /> Business Operations <br /> Customers will access the new building and their storage spaces through secured lobbies, using <br /> an individual key card. The storage spaces will be accessible to customers at most from 6am to <br /> 9pm seven days a week. There will not be a caretaker on-site. The proposed 3-story building <br /> will be climate controlled and all the storage units will be accessible only from the inside of the <br /> building. The new single story building will be accessed from a common lobby. All remaining <br /> drive-up storage buildings will remain as they are today. No outdoor storage is proposed. <br /> Customers will visit the rental office to inquire about rental space, pay rent, or purchase packing <br /> supplies such as boxes or tape. One to two employees per shift will staff the facility. Based on <br /> market conditions, the office and facility hours may be revised after opening. <br /> Access By Public <br /> Customers will access the site through a vehicular gate, using their individually assigned access <br /> code. If a customer is renting a space in the 3-story, they will further have to use their code to <br /> gain access to the first floor, or the elevator for the second or third floor, depending on where <br /> their unit is located. <br /> Public Storage Facility Project Description,Stanley Boulevard <br /> August 12,2019 Page 3 <br />
