Staff on 6/14/19 and provides a quality well-designed project that will be compatible with the <br /> existing uses to the east and the new homes and Sunflower Hill community at Irby Ranch. <br /> In addition, the new three story building will provide much needed secure climate controlled <br /> storage product not currently offered in the market. <br /> The new and existing buildings are configured to utilize the existing center driveway. This <br /> driveway has existing utilities that will remain in use and will be tied into for the new structures. <br /> There are access gates at both the Stanley Boulevard and the Nevada Street entrances. These <br /> access driveways have adequate stacking and turn-around capacity. The architecture of the <br /> buildings incorporate a stucco finish accented with cobblestone and color bands. The footprint <br /> of the new buildings incorporate articulation along Nevada Street and these elevations have <br /> been enhanced to provide an attractive streetscape at the entry from Nevada, reducing <br /> perceived massing and allowing for additional landscaping along the perimeter of Nevada <br /> Street. <br /> Particular design enhancements are featured on the three story building. The southern <br /> elevation of the building has enhanced corner elements in stucco and stone. The "Casa Blanca" <br /> towers have been added in response to creating a more residential-looking building. Both the <br /> south and east elevations have portions of the third floor that are setback ten (10) feet to reduce <br /> scale and massing and create additional articulation. The accent towers on the east and west <br /> elevations have punched single windows to reduce the commercial look of the buildings and <br /> compliment the residential architecture. <br /> The overall paint scheme significantly reduces the use of the Public Storage Orange. The <br /> stucco on the second and third stories is painted in a horizontal striping pattern with bands <br /> painted Roller Coaster outlining the Winter Mood and Moth Gray color patterns. The base of <br /> both of the new storage buildings was changed to stucco finished CMU and this "base" helps <br /> reduce the scale of the elevations. <br /> The Stanley Entry has been improved with a redesigned Office Building including the <br /> incorporation of added glazing and a cornice as well as additional articulation and color <br /> massing, and it has been moved closer to Stanley for increased visibility and to move the <br /> parking back on the site. <br /> The three story new building is 194,377 SF and the new single story building located at the <br /> south west corner is 9,750 square feet. The office is 900 square feet bringing the total square <br /> footage of buildings to 246,627 sf, resulting in a 98% net FAR. The total footprint of the 7 <br /> buildings being removed is 39,774 sf and the existing office is 1,281sf. <br /> Sheet A8 contains the proposed Development Standards and details for the project. <br /> Landscape <br /> The landscape character and the plant palette will be one of the unifying components of the <br /> project into the surrounding community as the landscape plans for both The Homestead at Irby <br /> Public Storage Facility Project Description,Stanley Boulevard <br /> August 12,2019 Page 2 <br />
