As seen on Sheet A1.1 of Exhibit B and in <br /> Figure 3 below, the proposed project has three vehicular access points. One existing entry off <br /> Stanley Boulevard which connects to the main access drive through the project and connects <br /> to a new entry off Nevada Street. Both access points have gates for customers to enter the <br /> facility so that through traffic (not intended for the facility) cannot cut through the site. The third <br /> access point is proposed off Nevada Street at the southeast corner and is proposed for Fire <br /> Department and other emergency services access only. <br /> The new office is located near the Stanley Boulevard frontage while the new three- and one- <br /> story storage buildings are set back a substantial distance from the front property line at <br /> Stanley Boulevard (i.e., -390-feet to the three-story building and -589-feet to the one-story <br /> building) and are separated from Stanley Boulevard by other buildings. The two new storage <br /> buildings are sited closer to the Nevada Street frontage ranging from 22.5-feet to 75-feet from <br /> the new easement along the Nevada Street frontage. <br /> The project includes a planting plan that focuses on the site frontages at the north along <br /> Stanley Boulevard and south along the new Nevada Street. The landscape plan also includes <br /> a narrow planting strip to the east of the new three-story building along the property line, as <br /> seen on Sheets Ll-L3 of Exhibit B. The proposed landscaping includes 59 trees and a variety <br /> of other shrubs and flowers. The project also includes a seating area along Nevada Street and <br /> three new bioretention areas which will provide approximately 4,866-square-feet of stormwater <br /> treatment area. <br /> The project includes 14 parking stalls throughout the site and three large loading zones <br /> spanning along the interior side of the three-story building. The parking is provided in several <br /> locations including: customer spaces just south of the office, an employee space east of the <br /> existing one-story storage building by the office, customer spaces north of the existing one- <br /> story storage buildings, and customer spaces west of the new three-story building, as seen on <br /> Sheet A1.2 of Exhibit B. <br /> 8 Warehousing requires one space for each employee on maximum shift;this use proposes to have no more than three <br /> employees on-shift at one time <br /> P19-0128/P19-0129 Public Storage Planning Commission <br /> 8 of 15 <br />
