The existing easement is currently 104-feet wide. However, the actual Nevada Street roadway <br /> will require less than this full width. Once the final design of the Nevada Street roadway and <br /> related public utilities is accepted by City Council, Public Storage will amend the easement to <br /> reduce the dedication area to encompass the area of the Nevada Street roadway and related <br /> public utilities as built. As such, the 104-foot wide easement will be reduced to a varying width <br /> of approximately 72'-98' feet, as seen on Sheet Cl of Exhibit B. <br /> The site is situated between downtown and the eastern boundary of the City. Current access <br /> to the facility is off Stanley Boulevard. The adjacent use to the west is the (under construction) <br /> Irby Ranch Subdivision (87 single-family homes) and Sunflower Hill Project (a 31-unit multi- <br /> family residential community for individuals with special needs). The houses at Irby vary from <br /> two- to three-stories with a maximum height of 39'-5". There are other residential uses to the <br /> north (across Stanley Boulevard) and to the south (across the Arroyo Del Valle). To the north <br /> and east of the subject property are commercial uses including auto repair, warehouses, and <br /> retail. The adjacent commercial buildings are one- and two-story buildings (ranging from <br /> approximately 12 to 20-feet tall). The adjacent buildings to the east have their"back-of-house" <br /> facing the Public Storage property with main/public facing entrances on the opposite sides. <br /> Project Description <br /> The proposed project involves redeveloping a portion of the existing self-storage facility, as <br /> seen in Exhibit B in detail and described further below. The proposal includes demolishing <br /> seven existing storage buildings on the east side of the lot and the office building on the north <br /> side of the lot and constructing several new buildings, as well as parking and landscaping on <br /> site. Buildings include a new one-story office building at the north side of the lot (near where <br /> the existing office building is located), a 9,750 square-foot one-story storage building toward <br /> the southwest side of the lot near Nevada Street (where some of the outdoor storage is <br /> located), and a 197,410 square-foot three-story storage building along the eastern property <br /> line (where the existing storage buildings which are being removed are located). The gross <br /> square-footage on the site will be 249,660-square-feet (net new of 165,756-square-feet). <br /> Proposed storage units range from 25 to 300-square-feet in size. No new outdoor storage is <br /> proposed, and the existing outdoor storage is being removed. The existing chain link fence is <br /> being upgraded to a more decorative fencing style. Building signage is not included in this <br /> application but will be reviewed through Sign Design Review prior to installation. <br /> The narrative, Exhibit D, includes operation details of the proposed facility. The proposed <br /> hours of the Public Storage facility for customers is from 6am to 9pm seven days a week. <br /> There is no caretaker unit proposed as part of this project. A maximum of three employees <br /> would be on site at any given time. Customers will access the site through vehicular gates <br /> using individually assigned access codes. Customers will access the new three-story building <br /> through secured lobbies using individual key cards and will access the new one-story building <br /> from a common lobby. Customers/future customers can speak to employees at the office and <br /> inquire about rental, purchase packing supplies, and pay rent there as well. Public access will <br /> be from the Stanley Boulevard gated entry and from a separate gated entry off Nevada Street; <br /> an additional gated entry from Nevada Street will be for emergency access only. <br /> P19-0128/P19-0129 Public Storage Planning Commission <br /> 4 of 15 <br />
