This age{roup rs assumed to not font,Slee own households due to a young age <br /> (3 Assumes 1.67 employees per household based on the Census date for Pleasanton <br /> alt(Figures are rounded to nearest whole number <br /> Sources KS,Nahons4 Retail Federation US COMM and EPS <br /> In turn, these employee rates are used to develop estimates of how many households, <br /> and by extension, housing units, would be needed to house these new workers; and <br /> translated into a total cost to produce needed affordable housing units. <br /> PMC Affordable Housing Fee Reduction <br /> Section 17.40.050 of the PMC states that: <br /> "The City Council may reduce the Affordable housing fee if the project developer can <br /> demonstrate 1) That the proposed use will generate substantially fewer workers than <br /> the uses which have established the fee; and 2) That the building design is unable to <br /> house another use without substantial renovation. Examples of such uses are public <br /> utility facilities, exclusive storage buildings, etc." <br /> The purpose of these provisions is to recognize that some projects may generate lower- <br /> than-typical numbers of employees than those assumed in the calculation of fee rates. <br /> And, in the event a fee reduction is approved, that there is a minimal risk the facility can <br /> be converted into a different, more intensive use. <br /> Previous Fee Reduction Approvals <br /> The City has approved reductions of the Affordable Housing Fee for past storage <br /> projects. Staff identified two past examples (in 1997 and 2002) of Affordable Housing <br /> Fee reduction requests that were reviewed and approved by the City Council, as <br /> described below in Table 1. <br /> Page 7 of 14 <br />
