None of the existing trees on the parcel are proposed for removal or will be affected <br /> by the project. <br /> Photo Simulations <br /> Photo simulations showing the outline of the proposed residence were provided which <br /> demonstrate it would not be visible from Vineyard Avenue or Thiessen Street due to existing <br /> topography and intervening mature oak trees. Given this fact, typical photo simulations <br /> showing color 3D perspectives of the home were not required. <br /> Please see the attached project plans (Exhibit B) for additional information on the project. A <br /> color and material board will be available for review at the hearing. <br /> STAFF REVIEW/ANALYSIS <br /> In addition to the development standards for height, FAR, etc. outlined above, the Estates on <br /> Oak Ridge architectural design guidelines address the DDA/building envelope, landscaping, <br /> architectural style, and other design parameters. Below is an analysis of the subject proposal <br /> in comparison with those architectural design guidelines. <br /> P19-0390, 4 Winding Oaks Drive Planning Commission <br /> 4 of 10 <br />ws, shutters and light earth tone colors. In this case, the residence <br /> exhibits steep roof pitches with gable elements, a large front porch, smooth stucco and <br /> horizontal siding (on dormers) walls combined with stacked stone.
