<br /> The architectural design guidelines prescribe a DDA that establishes a defined building
<br /> envelope within which any development on the subject lot must occur; there are no additional
<br /> setback requirements for the subdivision.
<br /> The proposed residence is sited completely within the DDA area, as required. The DDA is
<br /> fairly flat in relation to the other portions of the subject lot, which reduces the amount of
<br /> grading necessary to accommodate the footprint of the residence. By orienting the driveway
<br /> approach within a flat portion of the site, minimal grading would be necessary to provide
<br /> access from Winding Oaks Drive.
<br /> Additionally, as previously noted, photo simulations showing the outline of the proposed
<br /> residence were provided which demonstrates it would not be visible from Vineyard Avenue or
<br /> Thiessen Street, due to existing topography and intervening mature oak trees.

<br /> front yard. None of the existing trees on the parcel are proposed for removal or will be affected
<br /> by the project.
<br /> Photo Simulations
<br /> Photo simulations showing the outline of the proposed residence were provided which
<br /> demonstrate it would not be visible from Vineyard Avenue or Thiessen Street due to existing
<br /> topography and intervening mature oak trees. Given this fact, typical photo simulations
<br /> showing color 3D perspectives of the home were not required.

<br /> STAFF REVIEW/ANALYSIS
<br /> In addition to the development standards for height, FAR, etc. outlined above, the Estates on
<br /> Oak Ridge architectural design guidelines address the DDA/building envelope, landscaping,
<br /> architectural style, and other design parameters. Below is an analysis of the subject proposal
<br /> in comparison with those architectural design guidelines.

<br /> exhibits steep roof pitches with gable elements, a large front porch, smooth stucco and
<br /> horizontal siding (on dormers) walls combined with stacked stone. The body color is light tan
<br /> with light and dark brown trim. The roof is gray-colored composition shingle.
