The DDA is
fairly flat in relation to the other portions of the subject lot, which reduces the amount of
grading necessary to accommodate the footprint of the residence. By orienting the driveway
approach within a flat portion of the site, minimal grading would be necessary to provide
access from Winding Oaks Drive.
Additionally, as previously noted, photo simulations showing the outline of the proposed
residence were provided which demonstrates it would not be visible from Vineyard Avenue or
Thiessen Street, due to existing topography and intervening mature oak trees.
P19-0390, 4 Winding Oaks Drive Planning Commission
5 of 10
lor
concrete patios in the rear yard and a decorative warm earth tone color paver driveway in the
front yard. None of the existing trees on the parcel are proposed for removal or will be affected
by the project.
Photo Simulations
Photo simulations showing the outline of the proposed residence were provided which
demonstrate it would not be visible from Vineyard Avenue or Thiessen Street due to existing
topography and intervening mature oak trees. Given this fact, typical photo simulations
showing color 3D perspectives of the home were not required.
Please see the attached project plans (Exhibit B) for additional information on the project. A
color and material board will be available for review at the hearing.
STAFF REVIEW/ANALYSIS
In addition to the development standards for height, FAR, etc. outlined above, the Estates on
Oak Ridge architectural design guidelines address the DDA/building envelope, landscaping,
architectural style, and other design parameters. Below is an analysis of the subject proposal
in comparison with those architectural design guidelines.
P19-0390, 4 Winding Oaks Drive Planning Commission
4 of 10
ws, shutters and light earth tone colors. In this case, the residence
exhibits steep roof pitches with gable elements, a large front porch, smooth stucco and
horizontal siding (on dormers) walls combined with stacked stone. The body color is light tan
with light and dark brown trim. The roof is gray-colored composition shingle.
P19-0390, 4 Winding Oaks Drive Planning Commission
3 of 10
