Staff response — Staff contacted the City of San Ramon to determine if <br /> Tri-Valley Transportation Fees are waived for Bishop Ranch projects. San <br /> Ramon staff does not waive Tri-Valley Transportation fees for Bishop <br /> Ranch projects. San Ramon cited the most recent Bishop Ranch City <br /> Center project in which developers are paying the TVTC fees. <br /> 19. Hotel/Motel Affordable Housing fee should be higher than office. <br /> a. Staff response — Employment density for hotel/motel uses is lower than <br /> office uses. This offsets the generally higher proportion of lower income <br /> workers in this category. <br /> 20.Wants the City to compare revenues derived from development impact fees to <br /> tax revenues generated by the development. <br /> a. Staff response — we do that on a project by project basis and expect to <br /> continue to do so. <br /> 21 .Determine fees based on where the City wants to have increased development <br /> to encourage that development — hotels? retail? Housing? <br /> a. Staff response — Staff does not have a policy basis for making <br /> assumptions like this. The Study is based on General Plan build-out, <br /> which is the City's adopted policy document for making decisions related <br /> to land use. <br /> 22. Can we find out whether neighboring cities are updating their fees in the near <br /> future? <br />
