The administrative fee is not included. <br /> 13.Concern with the $1.5M per acre acquisition cost for parks. <br /> a. Staff response —While the actual cost will be determined when the City <br /> seeks to purchase the land, for the study, we lowered acquisition cost <br /> estimate to $1M per acre. <br /> 14.How does the City control for buildings that are R&D or Office but seek permit for <br /> industrial use to reduce impact fees? <br /> a. Staff response — City staff review and approve project descriptions and <br /> drawings. If the applicant constructed a different building, City staff know <br /> and take appropriate action. <br /> 15.Office generates more peak hour trips than industrial — greater than is reflected in <br /> the rate chart. <br /> a. Staff response - The pm peak hour trip rate for office is 1.42 trips per <br /> 1000 square feet. The pm peak hour trip rate for industrial is 0.86 trips per <br /> 1000 square feet. Industrial generates approximately 60% relative to <br /> office. The maximum fee for office is $14.60 per square foot and industrial <br /> is $8.84 per square foot which is 60% of the office maximum. <br /> 16.Sunol @ 1-680, 2nd Bridge at Bernal and Foothill widening shouldn't be allocated <br /> to development. <br /> a. Staff response — Projects are allocated to new development based on <br /> future need. Both the Bernal Bridge and the Foothill widening are <br /> necessary to handle future traffic volumes (including volumes from new <br /> development). Sunol has become deficient and the City is in the process <br /> of designing and constructing the project. This project was included in the <br /> 2010 transportation fee update and was not deficient in 2010. For this <br /> reason, the Sunol Interchange project is grandfathered in as a fully funded <br /> developer fee project. <br /> 17.Can you calculate the fees excluding Civic Center? <br /> a. Staff response —The table below identifies the fees excluding Civic <br /> Center project. However, excluding the Civic Center project would not be <br /> comprehensively addressing future needs. <br />
