SITE DESCRIPTION The proposed project consists of two parcels totaling approximately 19.43-acres located on 3157 Trenery Drive and 2313 Martin Avenue. The Lehman and Selway parcels each contain an existing single-family home that will remain. The Lehman portion of the project site was a former walnut orchard; some of the existing walnut trees have died and been removed, and the remaining walnut trees are in decline. Across Martin Avenue to the east is the landscaped buffer area between the Mohr- Martin residential neighborhoods and the former gravel quarry. The buffer area provides a sidewalk/bicycle trail connection from Mohr Avenue to Mohr Elementary School. Access to the site from Santa Rita Road is provided by Mohr Avenue to Martin Avenue and then to Cameron Avenue, or from Mohr Avenue to Kamp Drive and then to Page 3 of 16
