THE CITY OF 20
1
111
o0omtl NI : Itl wls gra
pLEASANTON.
MEMORANDUM
Date: November 26, 2011
To: City Council
From: Nelson Fiahlo, City Manager
Brian Dolan, Director of Community Development F
Subject: Item 18, PUD-50-01M — Application for a Major Modification to an
approved Planned Unit Development to increase the number of lots from
27 lots to 31 lots on an approximately 19.47-acre site located at 3157
Trenery Drive and 2313 Martin Avenue; to construct 29 new, one story
homes from the previous combination of 25, one- and two-story homes
and retain two existing homes; to change house designs and sizes; to
amend the previously approved affordable housing agreement; and
related on- and off-site modifications.
The City Council continued the public hearing for PUD-50-01M to its December 6, 2011
agenda. The continuance allowed staff to address the following questions raised by
neighbors:
1. Are the proposed PUD development plan exhibits including the project site and
street rights-of-way accurate?
2. Will the proposed project "over burden" the private roadway easement
underlying the Cameron Avenue right-of-way?
3. What will be done about the portion of the Woodall's property that extends out
into Cameron Avenue?
4. Are the amenities provided by this project adequate for the proposed density
increase from 25 new lots to 29 new lots?
Are the proposed PUD development plan exhibits including the project site and
street rights-of-way accurate?
The City retained Kier & Wright, a professional Civil Engineering and Land Surveying
firm, to review the maps, legal descriptions, and locations of Cameron Avenue, the
Woodall property, and the Leman-Selway property in order to verify their accuracy. Kier
& Wright's findings are covered in the attached letter prepared by Anthony C. McCants,
dated November 17, 2011. Mr. McCants will be present at the City Council meeting to
answer questions.
