THE CITY OF 20 <br /> 1 <br /> 111 <br /> o0omtl �� NI : Itl wls gra <br /> pLEASANTON. <br /> MEMORANDUM <br /> Date: November 26, 2011 <br /> To: City Council <br /> From: Nelson Fiahlo, City Manager <br /> Brian Dolan, Director of Community Development F <br /> Subject: Item 18, PUD-50-01M — Application for a Major Modification to an <br /> approved Planned Unit Development to increase the number of lots from <br /> 27 lots to 31 lots on an approximately 19.47-acre site located at 3157 <br /> Trenery Drive and 2313 Martin Avenue; to construct 29 new, one story <br /> homes from the previous combination of 25, one- and two-story homes <br /> and retain two existing homes; to change house designs and sizes; to <br /> amend the previously approved affordable housing agreement; and <br /> related on- and off-site modifications. <br /> The City Council continued the public hearing for PUD-50-01M to its December 6, 2011 <br /> agenda. The continuance allowed staff to address the following questions raised by <br /> neighbors: <br /> 1. Are the proposed PUD development plan exhibits including the project site and <br /> street rights-of-way accurate? <br /> 2. Will the proposed project "over burden" the private roadway easement <br /> underlying the Cameron Avenue right-of-way? <br /> 3. What will be done about the portion of the Woodall's property that extends out <br /> into Cameron Avenue? <br /> 4. Are the amenities provided by this project adequate for the proposed density <br /> increase from 25 new lots to 29 new lots? <br /> Are the proposed PUD development plan exhibits including the project site and <br /> street rights-of-way accurate? <br /> The City retained Kier & Wright, a professional Civil Engineering and Land Surveying <br /> firm, to review the maps, legal descriptions, and locations of Cameron Avenue, the <br /> Woodall property, and the Leman-Selway property in order to verify their accuracy. Kier <br /> & Wright's findings are covered in the attached letter prepared by Anthony C. McCants, <br /> dated November 17, 2011. Mr. McCants will be present at the City Council meeting to <br /> answer questions. <br />
