This is 25% landscaped and typical service stations <br />have 15-17% of landscape. <br /> <br /> Blythe Wilson, RHL Design Group, 1340 Arnold Drive, Ste. 110, Martinez, reviewed the <br />environmental aspects of the service station and environmental protections to be installed. He said his company <br />has no financial interest in the project, but wanted to make certain it suited the desires of the <br />City. He supported the uses and felt they were beneficial to the future residents of his company's <br />homes and the apartments. The carwash is a water conservation issue for the apartment <br />residents. A gas station is needed very much in this area and he assured Council that this use has <br />been disclosed to the homebuyers of KB Homes and Greenbriar Homes. He asked for Council <br />support of the project. <br /> <br /> Sue Flashberger, 4597 E1 Dorado Court, was excited that someone is finally going to fill <br />the need for a gas station in that area of town. For years residents have had to go downtown or <br />elsewhere on the 680 corridor to get gas. With another 500 residents, she could only imagine the <br />congestion that would result without this gas station. She would like to see a Starbuck's at this <br />location with a drive-through or a Jamba Juice as well as a good car wash. She did not think <br />Pleasanton had a good car wash. <br /> <br /> Donald Lee, 1698 Whispering Oaks Way, was concerned about traffic. This is the <br />entrance to the apartments as well as single-family homes. All these businesses will add traffic <br />and he felt the traffic will back up onto Bernal and possibly to 680. He had not heard anyone <br />address the traffic issues. <br /> <br /> Mayor Pico said the issue of traffic was extensively discussed in the planning stages of <br />this project.
