211

No. 5 to state that "a single-story unit shall be relocated next
to the three single-story units along the arroyo mocho and one
two-story unit shall be relocated from the arroyo mocho area to
the location of the relocated single-story unit".

Mr. Balducci stated that with regard to Condition No. 8,
dedication of the public service easement, he wants it clear that
the easement begins at the property line and goes through the
property as necessry.

With regard to Condition No. 12, Mr. Balducci requested that
the following be deleted "the final street pattern as is developed
by adjoining parcels", and insert "shall be modified by the
development as necessary to conform to the Stoneridge Drive
Specific Plan".

Mr. Balducci also noted a typographical error in Condition
No. 21, which should be 23 feet length, not 123 feet.

Mr. Balducci stated this project is the result of compromise
on many issues, and is now an attractive development. He
requested Council approval of the project.

Mr. Swift stated that with respect to Condition No. 8, that
is what was expected in this condition. He stated that Condition
No. 21 should read 23 feet, not 123 feet. He stated the intent of
Condition No. 12 is to keep the street pattern if this property
develops first, but to recognize that if the Stoneridge Drive
Specific Plan creates new connections to Stoneridge on the Chu or
Dawes property as to the northern end rather than where they are
shown on this property, that these connections as they are on the
eastern end of the property are interim street connections and
would then be closed. The connections from the Balducci property
to the north and south into the Chu and Dawes property is the
local street connections and are designed and can be used to carry
into those properties with no problem. The difficulty is the
street connection to Stoneridge Drive. What staff it saying is
that will be an interim connection if the Stoneridge Drive
Specific Plan makes the intersection at a different location than
where these streets are shown. Mr. Swift recommended that
Condition No. 12 not be changed.

Mrs. Margo Bruin, 4050 Suffolk Way, stated she supports this
project with the suggested changes.

Mr. Ed Bruin, 4050 Suffolk Way, stated he supports this plan
with the modifications and feels it will be a great asset to the
north end of the City.

Mr. Nick Cassens, 4082 Suffolk Way, stated that with the
minor modification of changing the location of the single-story
unit to the arroyo mocho area he can support the project as
presented.

- 5 - 5-2-89
