75

It was moved by Ms. Mohr, and seconded by Ms. Scribner, that
the proposed PUD modification is consistent with the General Plan
and that Ordinance No. 1527 be introduced, to be read by title only
and waiving further reading thereof, approving Hacienda Business
Park Modification to Parking Standards, PUD-85-8-7M/PUD-81-30-25M,
for industrial and office uses from four parking spaces per 1,000
gross square feet of building area to three parking spaces per
1,000 gross square feet of building area, subject to the conditions
listed in Exhibit "B".
The roll call vote was as follows:
AYES: Councilmembers Butler, Mohr, Scribner, Tarver and Mayor
Mercer
NOES: None
ABSENT: None
ABSTAIN: None

Item 6b
AP-91-6 (Z-91-65) Spieker Partners, appeal of a decision of the
Design Review Board denying the application of Spieker Partners to
install two additional tenant identification signs on the existing
freeway Dylon sign for Rose Pavillion Shopping Center. Zoning for
the property is PUD - Commercial District. (SR 91:434)

Mr. Mercer declared the public hearing open on the
application.

Peter Schnugg, 6000 Stoneridge Mall Road, Pleasanton
representing Spieker Partners, requested Council to reverse the
decision of the Design Review Board which denied the two tenant
signs. At its origin, the Rose Pavillion Shopping Center was
comprised of 180,000 square feet, anchored by Longs Drug Store,
Simon Home Center and a to-be-named-later super market. That was
the PUD application under which this existing pylon sign was
approved. At that time it was felt that those stores were all
there was going to be. However, he feels this is an important
issue for the success of the Center if Ethan Allen and Galaxy 8
Cinemas can be tied together with the Rose Pavillion. As it stands
right now the conception is that these two operations are separate
entities.

Mr. Tarver commented on the fact that the sign itself does not
even spell out "The Rose Pavillion" but rather uses the symbol of
a rose to indicate the shopping center. He feels that the other
tenants would also want to be advertised as being in the Rose
Pavillion.

10-15-91 11
