Ms. Dennis stated that if the three car garage wasn't installed, the space would go back <br />into living space of the house. <br /> <br /> Mr. Tarver declared the public hearing open on the application. <br /> <br /> Leonard Hufton, 4125 Blackford Ave,/200, represented PanCal and stated the applicant <br />was in agreement with staff recommendations. He stated that the applicant can live with the two <br />homes having two car garages but would like to alternate the garages, i.e., two car, three car, <br />two car, three car garages, etc. He asked that the square footage of the homes not be changed, <br />just that the size of the garage be reduced. <br /> <br /> JoAnn Matone, 894 Bonita Ave, felt the homes were being placed too close together and <br />that three car garages were not the norm for the neighborhood. She preferred the idea of <br />making 2 1/2 car garages. The homes are too large for the lot size that is there. The PanCal <br />homes are 20% larger than the Bonde homes and they will be on 20 % smaller lots. With the <br />larger home sizes that have no front or back yards, there are no places for children to play <br />except the church parking lot. The traffic is heavier and faster since the access to Bernal <br />opened. She asked Council to look at the size of the homes and see if something more in line <br />can be obtained with the existing home sizes in the neighborhood can be obtained. <br /> <br /> There being no further testimony, Mr. Tarvet declared the public heating closed. <br /> <br /> Mr. Pioo asked about the comment that was made that these homes are 20 % larger than <br />the other homes in the Bonde subdivision. <br /> <br /> Mr. Swift stated that these homes are larger than the single story homes in the Bonde <br />subdivision. The Bonde project has homes this size but they are two story homes rather than <br />a single story home. <br /> <br /> Mayor Tarvex asked if the lots were 20 % smaller. <br /> <br /> Mr. Swift stated the lots are standard lots. The smallest is 6500 square feet and the lots <br />get larger as the street bends towards Bernal. The lots elsewhere in the Bonde subdivision vary <br />because they are mos~y cul-de-sac lots and have peculiar configurations. <br /> <br /> Mr. Pico asked what the minimum distance was between houses in the rest of the Bonde <br /> subdivision. <br /> <br /> Mr. Swift stated they are required to have 20 feet of separation, whether two-story to <br /> two-story or one-story to one-story. <br /> <br /> Ms. Michelotti commented that she can support staff's recommendation. <br /> <br /> 11/21/95 -8- <br /> <br /> <br />
