ANSWERS TO NEIGHBORHOOD OUESTIONS <br /> <br />The following are answers to the five questions raised at the February 20 City/Neighborhood <br />meeting which required additional staff time to research: <br /> <br />What is the extent of planned water and sanitary sewer line expansions to (a) the 18-hole <br />Golf Course; and (b) the remaining Happy Valley area ? <br /> <br />Water <br /> <br />The closest major City-owned waterline to the Golf Course is the 24-inch transmission <br />main located in Sycamore Road near Alisal Street that serves the eight-million-gallon <br />Sycamore water storage reservoir. The base of this reservoir is located at an elevation <br />of 474 and provides fire, emergency, and operational storage to the City's "Lower <br />Pressure Zone." <br /> <br />The service elevation for the Lower Pressure Zone generally serves properties with <br />meters located below elevation 390 with a static water pressure range of 35 to 45 pounds <br />per square inch depending upon the amount of water in the reservoir and other <br />operational conditions. The entire Golf Course property has elevations (390 to 550) <br />above this Lower Pressure Zone service elevation. <br /> <br />It therefore appears that a water system for the Golf Course, club house, and proposed <br />homes on the property would best be served by two water storage systems: one system <br />for irrigation water for the Golf Course which could be a pond or water feature below <br />elevation 425; and the other a pump station and storage reservoir to provide domestic and <br />fire service with adequate pressure located at elevation 636 to match the City's Bonde <br />Reservoir Zone. <br /> <br />To provide the required water flows to the Golf Course and related residential properties, <br />it is proposed to extend a 12- to 16-inch waterline in Alisal Street from Sycamore Road <br />to the Golf Course site. This is a distance of 3,800 feet. Up to an additional 34 future <br />homes on the Golf Course, three existing homes on the Golf Course Properties, and the <br />club house would then be served by a pump station and water reservoir at elevation 636 <br />on the Golf Course Properties. <br /> <br />The Golf Course irrigation system would include a pump station and possibly higher <br />elevation storage ponds. Plans are to bring reclaimed water from the general area of the <br />Castlewood Country Club lower golf course and the proposed City and County of San <br />Francisco property golf course, if and when available. The lower irrigation pond and <br />irrigation system should be designed so that conversion to reclaimed water can be made <br />at minimal cost and disruption to the Golf Course operations. <br /> <br />2 <br /> <br /> <br />
