FOLLOW-UP TO THE FEBRUARY 20, 1997
CITY/HAPPY VALLEY NEIGHBORHOOD MEETING

Prepared by Wayne Rasmussen, Principal Planner
February 24, 1997

A City/Neighborhood meeting was held on February 20, 1997, to discuss the Draft Refined
Concept Plan for the Happy Valley area. Three requests for wording changes were generally
supported by those in attendance, and five questions were asked which required additional time
for staff to research. The purpose of the following paper is to present the requested wording
changes and to provide answers to the questions.

RECOMMENDED WORDING CHANGES

Based upon general agreement reached at the February 20 City/Neighborhood meeting, the
following changes have been integrated into the Refined Concept Plan which will be presented
to the City Council on March 4, 1997:

The first sentence of the first paragraph of the Plan should be revised to specify that not
more than 34 housing units should be developed on the "Golf Course Properties" site.

The first paragraph should include a sentence stating: "Repairs and related resurfacing
of the Happy Valley Loop road surface should occur throughout the Golf Course and
Bypass Road construction phases in order to keep the Loop in a safe and well-maintained
condition."

Indicate in the water and sanitary sewer sections of the Plan that the property owners will
have the option of either connecting or not connecting existing homes to the City water
and sanitary sewer systems.
