._.~--R~O: ~i~y o~ ~leasan~on ~lannlng ~ep~.
/ Attn: Marion Pavan
FROM: The Greenes
386 Sycamore Rd., Pleasanton
846-2664

RE: 446 Sycamore Rd., Pleasanton
PUD-42/PSP-8 Bach/Lamb
4 unit development

We have lived at 386 Sycamore Rd. since 1956 and are located alon~ the
~nt~r~ w~t boundary of 4~6 Syeamor~ Rd.
We have always wanted to maintain a private rural country Style of living.
Our concerns reguarding this development are the following:
RETAINING WALLS: Concrete strong and high enough to handle heavy rain and
mud runoff from construction sites and future landscaping irrigation.
There is at least 2 to 5ft. mud build up against the fence now from
previous building.
There was a drainage problem caused by a developer of 447 Sycamore and
Diamond Or. that caused much flooding to the property located at ]87 Sycamore.
The problem was resolved', by a concrete V ditch, drain pipe and concrete
retaining wall. (pictures available - city was aware of this problem)
V DITOH CHANNEL: 12/10/02 Mr. Plucker letter to Mr. Bozorgzad - proposal

of the same parcel - indicates concrete construction V DITCH on map for
lot 3 and 4 west boundary.
Our hillside near V ditch site washed out exposing tree roots and was
paired by Mr. Bozorgzad and Jim Schachner (Public Works Inspector). This
was caused by the construction of the house located on top of the hill
eastside of 446 Sycamore Rd.
FENCING: NO WOOD! Not strong enough and tends to fall over. - 6 ft. cyclone
with a top tall to keep children and small animals out. We have farm animals
and e0uipment.
ONE STORY HOMES: To protect our privacy andview especially with the height
of the hill 2 story houses would be to overpowering.
VIEW POLES: not made clear of 1 or 2 story.
HOUSE LOCATION: To be at least 28 ft. from our boundary? Lot ~ thru 4 ?
FARM ANIMALS.: New purchasers to acknowledge and sign agreement aware that
we have farm animals and e~uipment in accordance with the NSSP.

As Mr. Plucker put this in the above letter - all surrounding .neighbors
should be shown consideration - we hope that you listen to us.
(A copy of letter and maps enclosed)
STOP SIGN: Intersection of Sycamore Rd. & Sycamore Creek Way was removed
by City Council 2/17/98 until necessary. This request has nothing to do with
the above development..but SAFETY issue for all in this area should be a con-
cern. The TRAFFIC AND SPEED has greatly increased and with the curvature
of the road in our area speeders fly by. This is only to get worse when
the golf course opens.

Sincerely,

The Greenes
