A private, on-site oil/grease interceptex shall be installed as part of the on-site storm <br />drain system. This interceptor shall be installed to collect all ran-off just prior to the <br />run-off leaving the site. The design of this interceptor shall be reviewed and appruved <br />by the City Engineer prior to building permit issuance. <br /> <br />I0. <br /> <br />The storm drain interceptor shall be maintained in good repair and function at all times. <br />A maintenance s~hedule shall be submined to the City Engineer for review and approval <br />prior to building permit issuance. <br /> <br />11. <br /> <br />The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechenieal equipmeat, whether on the smmture, on the <br />ground, or on the roof, with materials architectorally compatible with the main structure. <br />Screening details shall be shown on the plans submL-._,~ for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior tD occupancy. <br /> <br />12. <br /> <br />All mechanical equipment shall be ccoslructed in such a manner that noise emanating <br />from it wffi not be perceptible beyond the property plane of the subject property in a <br />normal environment for that zoning district. <br /> <br />13. <br /> <br />The applicant shall submit a final lighting plan for the building and the site for the review <br />and approval of the Planning Director prior to issuance of building permits. <br /> <br />14. <br /> <br />All trash and refuse shall be contained completely within enclosures architecturally <br />compatible with the main structure. The enclosure shall be roofed and shall drain to the <br />sanitary sewer system. The materials and cnior of the enclosure walls shall match the <br />building walls and the gates shall be corrugated metal or solid wood. The location and <br />design of the enclosures shall be shown on the plans submitted for issuance of building <br />permits, and shal! be subject to the approval of the Planning Director and Fire Chief. <br />Trash containers shall be stored within the enclosure at all times, except when being <br />unloaded. <br /> <br />15. All parking spaces shall be striped. <br /> <br />16. <br /> <br />All utilities required to serve any existing or proposed development on-site shall be <br />installed underground, unless otherwise determined by the City Engineer. <br /> <br />17. <br /> <br />The applicant shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping included in this pwject will be maintained at all <br />times in a manner consistent with the approved landscape plan for this development. <br />Said agreement shall run with the land for the duration of the existence of the structures <br />located on the subject property. <br /> <br /> <br />
