Minor modifications may be approved by the Planning Director if found to be in substantial conformancc to the approvod exhibits. Monument signs shall be as shown on the site development plan. The material and colors for the sign copy shall be designed to be compatible with the materials and color of the building and shall be subject to the review and approval of the Planning Direnor. Any additional signage shall be consistent with the Hacienda Business Park Design Guidelines and shall be submitted under a separate application. Prior to occupancy, the landscape architect shall certify in writing, in a manner acceptable to the Planning Department, that the landscaping has been installed in accordance with the approved landscape plans with respect to size, number and species of plants, and overall design concept. The installation of the landscaping along the southern pwparty line shall be coordinated with the removal of the eucalyptus trees on the adjacent propany, In the event that this landscaping is delayed due to the removal of the eucalyptus trees, a bond shall be posted, in an mount satisfactory to the Planning Director, guanmteethg the installation of the landscaping, The satellite dish antenna shah be installed at the lowest possible elevation to minimize off-site views. The antenna shall be painted to maWh the built-up roof material (white). These specific details shall be submitted to the Planning Director for review and approval in conjunction with the building permit application. A total of five (5) feet of additional landscaping shall be installed on the property tu the north. This deteil shall be shown on the final lendscape plans submitted for building permit issuance end shall be subject to Planning Director review end appwval. The applicant shall obtain a landscape installation and maintenance agreement from the property owner (Prudential) to the north to allow the additional five feet of landscaping. The details of this easement shall be submitted to the Planning Director for review end appwval in conjunction with the building permit application. Final details of the private on-site storm drainage system shall be submittad to the City Engineer for review and approval in conjunction with any building permit application. This shall include the tie in to the off-site storm drain system.
