EXHIBIT "B' <br />PUD 81-30-57D, BALCH ENLI'Iai,PRISES <br />LOT 21C, HACIENDA BUSINESS PARK <br /> <br />Development shall be substantially as shown on the development plans, Exhibit "A", <br />dated "Received August 18, 1994" on file with the Planning Department, except as <br />modified by these conditions. Minor modifications may be approved by the Planning <br />Director if found to be in substantial conformancc to the approvod exhibits. <br /> <br />Monument signs shall be as shown on the site development plan. The material and <br />colors for the sign copy shall be designed to be compatible with the materials and color <br />of the building and shall be subject to the review and approval of the Planning Direnor. <br />Any additional signage shall be consistent with the Hacienda Business Park Design <br />Guidelines and shall be submitted under a separate application. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing, in a manner <br />acceptable to the Planning Department, that the landscaping has been installed in <br />accordance with the approved landscape plans with respect to size, number and <br />species of plants, and overall design concept. <br /> <br />The installation of the landscaping along the southern pwparty line shall be coordinated <br />with the removal of the eucalyptus trees on the adjacent propany, In the event that this <br />landscaping is delayed due to the removal of the eucalyptus trees, a bond shall be posted, <br />in an mount satisfactory to the Planning Director, guanmteethg the installation of the <br />landscaping, <br /> <br />The satellite dish antenna shah be installed at the lowest possible elevation to minimize <br />off-site views. The antenna shall be painted to maWh the built-up roof material (white). <br />These specific details shall be submitted to the Planning Director for review and approval <br />in conjunction with the building permit application. <br /> <br />A total of five (5) feet of additional landscaping shall be installed on the property tu the <br />north. This deteil shall be shown on the final lendscape plans submitted for building <br />permit issuance end shall be subject to Planning Director review end appwval. <br /> <br />The applicant shall obtain a landscape installation and maintenance agreement from the <br />property owner (Prudential) to the north to allow the additional five feet of landscaping. <br />The details of this easement shall be submitted to the Planning Director for review end <br />appwval in conjunction with the building permit application. <br /> <br />Final details of the private on-site storm drainage system shall be submittad to the City <br />Engineer for review and approval in conjunction with any building permit application. <br />This shall include the tie in to the off-site storm drain system. <br /> <br /> <br />
