18. 19. 20. 21. 22. 23. 2~-. 25. The location of any pad mounted transformen shall be subject to approval by,the Planning Director prior to issuance of permits by the Building Department. Such U'ansforruess shall be screened by landscaping or contained within an enclosur~ matching the building and with corrugated metal gales. All Wansformers shall be shown on the plans submitted for issuance of building permits. The applicant shall attempt to locate wartsformers at the rear of the site. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the appwved landscape plan plus any conditions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a minimum of 5 gallons, unless otherwise shown on the appruved landscape plan. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. The applicant shall provide root control barriers and four inch perforated pipes for parking lot trees, street trees, and U~.es in planting areas less than ten feet in width, as determined necessary by the Planning Director at the time of review of the final landscape plans. The applicant shall adjust the sprinkler heads to direct the water away from the monument signs while ensuring complete irrigation coverage of the landscaping around the sign. Approved colon shall be stated on the plans submitted for issuance of building permits. All backflow prevention devices installed with the development shall be painted forest green (Pantone Color System Number 2030) and shall be screened from view from public/private streets. Screens shall consist of herins, wails, or landscalling satisfactorily integrated into the landscape plan. Landscape screens shall include shrubbery designed by species and planting density to establish a complete green within one year from the date of planting. Weather protection devices such as measures to protect pipes from freezing shall require approval by the Planning Director prior to use; at no time shall fabric or other material not designed and/or intended for this purpose be wrapped around or otherwise placed on these devices. All backflow prevention devices shall be shown on the plans submitted for issuance of building permits together with screening mechanism and/or weather protection devices. Proposed screening and weather protection devices shall be reviewed for conformity to these requirements and appwved by the Planning Director prior to issuance of a building permit. 26. The developer shall pay any and all fees to which the property may be subject prior to occupancy.
