FEBRUARY 7, 2000 <br /> <br />EXI-HBIT A <br /> <br />Two parcels will be entitled for development: <br /> <br />Residential Parcel - -35 acres comprised of Parcels 17 and 18 of the Draft <br />Specific Plan . <br />Commercial/Office Parcel - ~37 acres located generally at the southeast <br />intersection of Bernal Avenue and 1-680 <br /> <br />Proposed projects must incorporate all relevant mitigation measures identified in the Final EIR <br />for the Bemal Property project and. except as identified in this Exhibit A, must be consistent <br />with the policies and guidelines of the Draft Bemal Property Specific Plan and the draft Bernal <br />Property PUD Development Plan Conditions of Approval. <br /> <br />PROPOSAL REOUIREMENTS <br /> <br />San Francisco and Pleasanton anticipate proposals for both parcels which have more definition <br />than that included in the draft Specific Plan and PUD Development Plan. The proposal should <br />include sufficient information to apprise Pleasanton of the product type(s) proposed and other <br />relevant project information. While the level of project specificity need not meet the Pleasanton <br />requirements for a PUD development plan application, it should be as detailed as possible and <br />should be approvable as a "conceptual" PUD development plan. The proposal(s) should identify <br />the following: <br /> <br />Residential Parcel: <br /> product types. including range of unit sizes and prices <br /> "bubble" dialre-am (or better) showing location of product types and <br /> generalized circulation pattern <br /> preliminary grading plan <br /> indication of how proposal will incorporate "focal point" and other <br /> neo-traditional design elements, including architectural style (if known) <br /> indication of how proposal will incorporate land use and other mitigation <br /> measures for compatibility with transportation corridor, industrial <br /> neighbors. railroad and fleeway noise, and neighborhood park/knoll area <br /> indication of storm drainage treatment (whether pursuing relocation/piping <br /> of channels. how to achieve no net increase in run-off. and how to avoid <br /> flood plain) <br /> <br />Page 1 EXHiSFF A <br /> <br /> <br />
