Commercial/Office Parcel: <br /> idemi~cation of and mix of uses. by range of building square footage <br /> and/or acreage <br /> "bubble" diagram (or better) showing approximate boundary. of C/O parcel <br /> (extent proposing to extend easterly of Valley Avenue) <br /> proposed building height, setbacks from Bernal Avenue. 1-680. and Valley <br /> Avenue extension. off-street parking ratio, landscaping requirements. and <br /> special signage criteria, if any <br /> incorporation of public art, pocket park. and/or other project amenity <br /> proposed architectural style (if known) <br /> preliminary grading plan <br /> indication of how proposal will incorporate all relevant mitigation <br /> measures <br /> <br />CITY APPROVAL PROCESS <br /> <br />The City of Pleasanton approval process shall be a fast-tracked process designed to give the <br />successful bidder(s) the level of approvals necessary to allow the bidder(s) to close by Jane 30, <br />2000. The structure of approvals is dependent upon the level of specificity of the bidder's project <br />application. but Pleasanton seeks to be as creative as jl can legally be to achieve a bidder's need <br />for "final" approvals. Flexibility is possible both in the structure of approvals and in the method <br />and manner of meeting project requirements. <br /> <br />Pleasanton contemplates the following approval documents: <br /> <br />Specific Plan - A modified specific plan which focuses on the two development <br />areas will be required. The existing Draft Specific Plan (September, 1998) will be <br />modified as necessary. <br /> <br />PUD Developmere Plan - Depending on the speci~city of a bidder's project, <br />either a "conceptual level" development plan or a full development plan will be <br />approved. The structure of this approval will render future discretionary <br />approvals to be "administrative," not "legislative," if possible, based on the <br />specificity of the application. The Draft Bemal Property PUD Conditions of <br />Approval will form the basis for any project approval. <br /> <br />Growth Management Agreement - Following standard City format. the residential <br />project is expected to receive growth managemere approval. At present. <br />150 market-rate units in both 2001 and 2002 are available to this project. as are <br />inclusionary (low-income) units in 2001 and later years. <br /> <br />Developmere Agreemere - Pleasanton will emer such an agreemere with the <br />bidder, the substance of which would be designed to protect the ability of the <br />bidder to complete the project within a reasonable timeframe. <br /> <br />Page 2 <br /> <br />EXHibIT F <br /> <br /> <br />
