from the Old City Hall Building and Police Annex building to its <br />new headquarters, anticipated to occur in November 1983. This <br />lease shall terminate on December 1, 1988, except as otherwise <br />provided in this Agreement. <br /> <br /> 3. Rental. Lessee covenants and a~rees to pay Lessor <br /> <br />as rent for one year the sum of ONE AND NO/100THS DOLLAR <br />($1.00). <br /> <br />4. Purposes. The premises shall be used Drimarily for <br />the purpose of providing space for Lessee's volunteer activities. <br /> <br /> 5. Repairs and Maintenance. The premises are leased <br /> <br />in an "as is" condition and Lessee agrees to assume the risk <br />of any structural deficiencies which may exist at the cormnence- <br />ment of this lease. Lessee shall keep the interior of the <br />premises in good repair during the term of this lease at <br />Lessee's own expense and upon termination of this lease <br />shall yield up said premises to Lessor in good condition and <br />repair (loss by fire and ordinary wear excepted). Lessor <br />shall maintain the grounds, building roof and exterior <br />walls, including heat, air conditioning and windows, in good <br />condition. In the event major repairs, such as roof replacement, <br />become necessary, the parties shall negotiate as to an <br />appropriate allocation of costs. <br /> <br /> 6. Telephone/Utilities, Lessee agrees to pay for the <br />installation and monthly costs of a telephone and any other <br />utilities required by them to be installed. Lessor will <br />continue to pay costs of any other utilities presently in <br />place in the building. <br /> <br /> <br />
