Item 6b <br />Staff Report <br />PLANNING COMMISSION <br />January 9, 1985 <br />SUBJECT: PUD -84 -21 <br />APPLICANT: EVH PARTNERSHIP <br />1 <br />ATTACHMENT 8 <br />PURPOSE: Application for PUD zoning and development plan <br />approval for a 262 unit multi family residential <br />development purposed for the approximately 13 acre <br />site located immediately southwest of Bernal Avenue <br />extension and the Southern Pacific Railroad <br />right -of -way. <br />ATTACHMENTS: 1. Figure #1 <br />EVH Partnership which has an option on the approximately 12 acre <br />parcel owned by the Diocese of Oakland located on the south side <br />of Bernal Avenue extension just west of the Southern Pacific <br />Railroad right -of -way and which has been before your Commission <br />on two separate occasions (once with a 296 unit apartment complex <br />on the subject site and once with a commercial /office complex) is <br />now proposing a 262 unit apartment complex on the site. They are <br />seeking planned unit development zoning and development plan <br />approval for the project. <br />The subject property is located on the south side of the future <br />alignment of Bernal Avenue. It is bordered on the west by land <br />owned by the Water Department of the City and County of San <br />Francisco, on the south by the City of Pleasanton owned property <br />and on the east by 40 foot wide access strip also owned by <br />Pleasanton. The development plan submitted by EVH shows this 40 <br />foot wide strip as part of their project. Also shown as part of <br />the project is an 0.44 acre site located immediately south of <br />Bernal Avenue between the western property line of the Catholic <br />Church property and an 84 foot wide north /south trending street <br />which would be the southern extension of Old Bernal Avenue. This <br />site is owned by the City and County of San Francisco. <br />The proposed development consists of 262 units of which 98 would <br />be one bedroom one -bath units: 88 would be two bedroom one -bath <br />units; and the remainder would be two- bedroom two -bath units. <br />These units would range in size from 644 sq. ft. to 939 sq. ft. <br />
