Ordinance No. 1987
13.
Unless otherwise specified in the conditions of approval or shown on the PUD
development plan, all uses and site development standards shall be those of the
R-1-6,500 District.

14.
The developer shall strive to avoid placing two of the same models adjacent to
each other. In the event adjoining lots have the same model, they shall have
different elevations. Residences Three and Four shall not have the same
elevations placed next to each other.

15.
The homes on Lots 93 and 94 shall be plotted as far north on the lots as feasible.

16.
All four elevations of each model and elevation type shall be submitted for the
review and approval by the Director of Community Development prior to issuance
of a building permit.

17.
The final house colors and materials shown on the color schemes shall be
submitted for the review and approval by the Director of Community
Development prior to issuance of a building permit. The approved house and
roof colors for an individual color scheme may be used on a different color
scheme provided the Director of Community Development finds that the
colors/materials compliment the architectural style of the home.

18.
The development plan shall be modified as follows:

a. The architectural detailing on the front elevations of the homes shall be
consistently used on all sides of the buildings. Consistent architectural
detailing shall include similar window styles, such as window grid patterns,
sills, headers, and side trim, similar column design, etc.

b. The turret on the “Mediterranean” elevation shall have additional cornice
detailing added and the roof pitch shall be slightly steepened, if feasible.

c. The precast wall along the rear property lines of Lots 32-40, 44-51, and 78
shall either be lowered in height or shall be designed with openings in the
upper portions of the wall.

d. Sections J-J and K-K shall be revised to eliminate the one-foot gap between
the existing soundwall and the tract boundary line.

e. Said modifications shall be shown on the plans submitted for issuance of
building permits and/or the subdivision improvements plans, as applicable,
and shall be subject to review and approval by the Director of Community
Development prior to issuance of building permits for the project.
