Ordinance No. 1987 <br />12. <br />Development standards for the lots shall be as follows: <br /> <br />DEVELOPMENT STANDARD:REQUIREMENTS: <br /> <br />Floor Area Ratio: <br /> <br />Lot Sizes up to 9,999 sq. ft. <br />One-story homes 48% max. <br />Two-story homes 58% max. <br /> <br />Lot Sizes 10,000 sq. ft. and larger <br />One-story homes 23% max. <br />Two-story homes 29% max. <br /> <br />Note: The floor area ratio (FAR) shall be <br />calculated as the total square footage of <br />the house, excluding garage, divided by <br />the lot area. <br />1 <br /> <br />Principal Structure Height <br /> <br /> <br />One-story 24 ft. max. <br />1 <br />Two-story30 ft. max. <br /> <br />Note: Height measured vertically from the <br />lowest finished grade adjacent to an <br />exterior wall of the house to the highest <br />elevation of the building. <br />Principal Structure Setbacks: <br /> <br />Front (garage/house/porch) - 20/12/12 ft. min. <br /> <br />2 <br />Sides - 5 ft. min. <br /> <br />Street Side - 13 ft. min. <br /> <br />Rear - 10 ft. min. <br />Accessory Structure Height: 15 ft. max. <br />Accessory Structure Setbacks: <br />Front - Not allowed between the front of the <br /> house and the front property line. <br /> <br />Sides - 3 ft. min. <br /> <br />Street Side - 10 ft. min. <br /> <br />Rear - 5 ft. min. <br />1 <br />Two-story homes are prohibited on Lots 18-21 and 29-32, but two-story homes may <br />be located anywhere else in the development. <br />2 <br />A 10-foot minimum western side yard setback is required for Lots 19, 20, 30, and 31. <br /> <br /> <br />
