Although street improvements are normally done at the <br /> <br />time properties are developed, the Property Owner wishes to defer <br />improving the aforesaid streets until such time in the future that <br />such improvements are warranted. <br /> <br /> 6. Because the subject site is not contiguous to other porti. ons <br /> <br />ef Valley Avenue or City Street/Boulder Drive which have been improved <br />to City Standards, the improvements to be done by Property Owner would <br />be of little value done alone; thus, approval of the project has been <br />conditioned upon improvements being done at such time in the future as <br />this is deemed necessary by the City Engineer. <br /> <br /> 7. The improvement of the aforesaid streets in front of <br /> <br />several properties, if done at one time, may achieve cost savings to <br />Property Owner as well as to other affected land owners and would be <br />beneficial to the City in planning and completing a usable, safe <br />street improvement. <br /> <br />II. DESCRIPTION OF WORK <br /> <br /> Property Owner shall plan, construct, finance, or partici- <br /> <br />pate in the planning and construction of street improvements <br />along the Valley Avenue and City Street/Boulder Drive frontages <br />of the site. Street improvements to be constructed shall <br />be t~ose required by the Subdivision Ordinance of the City of <br /> <br />Pleasanton for development of streets along the frontage <br /> <br />.el like property being subdividec. These improvements may include, <br />but are not necessarily limited to, grading, curb and gutter, sidewalk~ <br />paving, street ]_ighting, street trees, street monuments, underground <br />utilities, storm drain facilities, sanitary sewer facilities, tree <br />removal, and traffic control devices.
