Background <br />In October of 1989, the City Council adopted the Stoneridge Drive Specific Plan <br />(SDSP), for 293 acres located east of the Pleasanton Meadows subdivision and" <br />bordered by Trenery Drive on the south, I-580 on the north, and EI Charro Road to the <br />east. Since 1989, all of the SDSP area has been constructed, with the exception of the <br />124 acre Staples Ranch property which under the 1989 SDSP is designated for service <br />commercial and light industrial uses, retail and service commercial uses, and a 17.2 <br />acre community park. <br />In early 2006, the ACSPA began discussions with the City regarding a development <br />concept that involved uses and designs not fully contemplated in the 1989 SDSP. The <br />outcome of those discussions was City Council approval of a Memorandum of <br />Understanding (MOU) with the ACSPA that created a "roadmap" regarding the future <br />development and review process for the 124 acre site. Since that time, the City, <br />ACSAP, and project developers have been proceeding in accordance with the MOU <br />and, at this time, the proposed project consists of the following: <br />. An approximately 37 acre auto mall that will relocate Hendrick Automotive Group <br />(Pleasanton Auto Mall) and Mercedes Benz of Pleasanton from existing Pleasanton <br />locations. The new location is seen as necessary by the dealers to meet current and <br />future demand. <br />. An approximately 45 acre senior continuing care community (currently called <br />Stoneridge Creek Pleasanton) being developed by Continuing Life Communities <br />(CLC). The development would be licensed by the State of California and could <br />include up to a maximum of 800 units (current plan tails for approximately 640 units) <br />plus a separate assisted living/skilled nursing/physical therapy facility with an <br />undetermined number of beds/units. The project would be constructed in phases <br />dependent upon City approval and overall interest in the project by the community. <br />The project would be unique to this area and meet the needs of seniors seeking a <br />high quality, full service, continuing care environment. <br />. An approximately 11 acre retail development being developed by Fremont Land, <br />including various shops that may include a food market, bank, restaurant, and <br />shops. <br />. A 17 acre City community park with, potentially, a recreational ice skating facility. <br />While the ice skating facility (referred to as Ice Center in the EIR) is not reflected in <br />the MOU, subsequent action by the City Council has reflected this use as a priority. <br />Construction of the ice skating facility is dependent on whether a ground lease can <br />be successfully negotiated between the City and the proposed operator, San Jose <br />Arena Management, LLC. The Council has previously approved a master plan for <br />this park that includes the ice skating facility option. <br />Page 3 of 10 <br />
