SR 84:144 <br />Page 9 <br /> <br />TASK 8: Evaluate Land Use and Policy Alternatives <br /> <br />Each land use and policy alternative will be subject to <br />an evaluation of costs and benefits. Such an evaluation <br />will enab].e public officials, City st. aff and the public <br />to determine a preferred alternat. ire or mix of alternatives <br />which will become the basi. s for a draft General Plan. <br />The evaluation wj. ll provide the statistical analysis <br />and justifications needed to support General Plan policies <br />in the event of future questions or legal challenges. <br />The evaluation will. i~clude the following considerations. <br /> <br />8.1 <br /> <br />Demographics; Projections of jobs, housing units, <br />population, industrial and commercial square <br />footage, resident employees, etc. <br /> <br />8.2 Fiscal Impacts: Future costs and revenues to the City. <br /> <br />Traffic: Traffic volumes, levels o~ se. rvice and <br />the need for transit. <br /> <br />8.4 <br /> <br />infrastructure: Future water and sewer flows <br />compared with projected capacity. <br /> <br />8.5 <br /> <br />Environmental: <br />noise, etc. <br /> <br />EfFects on air and water quality, <br /> <br />8.6 Policy Implications: Consistency of each alternative <br /> with exis'ting City, regional and State policies. <br /> <br />8.7 Review with City staff and the public. <br /> <br />TASK 9: Select a Preferred Alternative <br /> <br />The results of the evaluation will lead to the selection <br />of a preferred 1. and use and policy alternative which <br />will be refined into a draft General.
