Oracle now houses 1,500 employees at its Pleasanton <br />location. <br />In addition, the Council recognized other opportunities are still available within Hacienda <br />Business Park. At a 2008 workshop, the Council gave direction to engage in a planning <br />process for the park that would explore a proposed expansion of the CarrAmerica <br />Corporate Center and the viability of transit oriented, mixed-use or residential <br />development in proximity to the East Dublin/Pleasanton BART station. <br />Pleasanton Gateway Business Park (South Bay Development) <br />The approximately 40-acre site was originally entitled for almost 800,000 square feet of <br />office space. The property owner, South Bay Development, has requested an <br />amendment to that approval to allow retail on 12 acres of the site fronting Bernal <br />Avenue. The revised proposal includes 59,506 square feet of multi-tenant retail shops <br />anchored by a 65,000 square foot lifestyle format Safeway, and seven office buildings <br />(589,000 square feet on 26.5 acres). South Bay Development is currently engaged in <br />the Planning process for the retail proposal. <br />Boulder Court <br />On what used to be a recreational vehicle parking lot, a new office condominium project <br />is under construction. In Phase I, building permits have been issued for four of the six <br />buildings, adding 28 units to the for-sale office inventory for small- to medium-sized <br />businesses. <br />Several new buildings have been constructed on previously vacant parcels, including a <br />new location for Borg Redwood Fence and the relocation of the headquarters for Pump <br />It Up (a company started in Pleasanton). <br />Stoneridge Mall Area <br />Stoneridge Mall <br />The concept of an expansion is still being advanced by the shopping center owner, <br />Simon Properties. There is entitlement for up to 380,000 square feet of additional <br />space, and a previous application was given approval for a new 140,000 square foot <br />Nordstrom with adjacent parking garage; 30,000 square foot expansion of women's <br />Macys; and additional retail in the current Nordstrom space. <br />BART <br />The second Dublin/Pleasanton BART station is under construction and scheduled to <br />open in late 2009/early 2010. The parking garage on the Pleasanton side of the station <br />is already complete although not open for use. <br />Windstar <br />The City has approved a proposal to construct a mixed-use high-density <br />residential/commercial development adjacent to the future West Dublin/Pleasanton <br />BART station. The project includes 350 apartments-20 percent of which will be rented <br />at rates affordable to very-low-income households (50 percent of the annual median <br />Page 3 of 8 <br />
