BACKGROUND <br />Over the years, Pleasanton has realized much success in creating a diverse and vibrant <br />business climate. The city has many strengths that attract businesses to our community, <br />among them our central location in the Bay Area, excellent transportation accessibility, <br />a highly-educated and skilled work force, good access to higher education and ahigh- <br />profile community with an exceptional quality of life. As significantly, Pleasanton has <br />infrastructure for business opportunities. Through public and private investment, a <br />quality foundation has been established for business growth. All of these economic <br />development elements have been supported by the ongoing implementation of the <br />City's Economic Development Strategic Plan. <br />The completion of projects that are under construction or in the planning stages will <br />continue to solidify the city's economic base. Combined with the expansion of <br />businesses and the opening of new companies, collectively these enterprises provide <br />new opportunities for shopping, dining and entertainment as well as business-to- <br />business commerce. And while Hacienda Business Park remains the city's largest job <br />center, economic development activity is taking place throughout the community. <br />Following is an overview of some recent projects: <br />Hacienda Business Park <br />Roche Molecular Diagnostics <br />Pleasanton is the global headquarters of Roche Molecular Diagnostics. The April 2008 <br />opening of the research and development facility represented the final phase of <br />consolidation of RMD's West Coast operations into one campus and brought the <br />number of employees to 500. The new building is a 3-story 138,172 square foot <br />structure designed and built by Bay Area firms DES Architects + Engineers of Redwood <br />City and DPR Construction of San Francisco. The building and surrounding campus <br />incorporate features designed to integrate with operational improvements that qualified <br />for LEED certification; this is first among all Roche buildings to become LEED certified. <br />RMD also contributed to the city's public art inventory with 'Human Helix' showcased at <br />the Hacienda Drive entrance to the campus. <br />24-Hour Fitness Super Sport Club <br />The existing 24-Hour fitness facility located on West Las Positas Boulevard will be <br />relocated to the former Tri-Valley Herald building on Willow Road, which has been <br />vacant since early 2008. The 23,400 square foot building will be expanded and <br />upgraded to become a 56,000 square foot, two-story 24-Hour Fitness Super Sport Club. <br />The new facility will offer a main gym; indoor swimming pool, spas and sauna and <br />steam rooms; indoor basketball court; cardio exercise room; group exercise rooms; <br />men's' and women's' locker rooms; and a Kids Club area. Construction will begin in <br />early 2009. <br />Oracle <br />Oracle already had existing entitlements to build on the site, and is currently under <br />construction on a 5-story 181,000 square foot building-a mirror image to the existing <br />Page 2 of 8 <br />
