61. The project developer/subdivider shall disclose to any prospective owner(s) of <br />the Alameda County Fair and the on-street parking restrictions during the fair. <br />The City Attorney shall approve the exact language of the notice. <br />62. The project developer/subdivider shall disclose to any prospective owner(s) that <br />the property is in an area subject to noise, dust, and vibration levels from the <br />Southern Pacific Railroad to the northwest and that the City of Pleasanton is not <br />liable for possible damages due to such impacts. <br />63. The project developer/subdivider shall create private access easements for the <br />private access drive across the project for the benefit of the individual lots per the <br />site plan and subject to the review and approval of the City Engineer. <br />64. The project developer/subdivider shall create drainage easements across the <br />project for the benefit of the individual lots, per the stormwater management plan <br />and subject to the review and approval of the City Engineer. <br />65. The project developer/subdivider shall create utility easements across the project <br />for the benefit of the individual lots, per the site plan and subject to the review <br />and approval of the City Engineer. <br />66. Wording for all disclosures, deed restrictions, and clauses shall be submitted to <br />the City Attorney for review and approval before City Council approval of the first <br />final subdivision map for this development and shall be recorded over the project <br />site by separate instrument. <br />Fire Conditions <br />67. The project developer shall meet all requirements of the Pleasanton Fire Code <br />(Pleasanton Municipal Code, Chapter 20.24). <br />68. The project developer shall keep the site free of fire hazards from the start of <br />lumber construction until the final inspection. <br />69. Prior to any construction framing, the project developer shall provide <br />adequate fire protection facilities, including, but not limited to a water supply and <br />water flow in conformance to the Fire Department Standards, able to suppress a <br />major fire. <br />70. The approved homes and future renovations and/or new buildings shall be <br />equipped with automatic fire suppression system (sprinklers). Plans and <br />specifications for the automatic fire sprinkler system shall be submitted to the <br />Building and Safety Division for review and approval prior to installation. The fire <br />alarm system, including water flow and valve tamper, shall have plans and <br />specifications submitted to Fire Prevention for review and approval prior to <br />12 <br />
