She <br />stated that the secondary detached units are well designed and requested that the side setbacks be <br />consistent with setbacks on the main residence to reduce visibility of secondary detached units. <br />PUBLIC HEARING WAS REOPENED <br />Discussion ensued relating to side setbacks of secondary detached units, the height offences, softening <br />visual aspects with landscaping, and that secondary units be conditioned to be 15 feet apart. <br />PUBLIC HEARING WAS CLOSED <br />Commissioner Kameny commended the developer for resolving the many obstacles faced in this project. <br />He stated he had no objection to the development's setup and stated it is a nicely designed project. <br />A motion was made by Commissioner Roberts, seconded by Commissioner Maas, making the <br />Tentative Map findings as listed in the staff report and approving the vesting tentative map <br />application subject to the conditions listed in Exhibit "B," modifying conditions 7-25 per staffs <br />memo dated November 1Q 1998, and modifying condition #26 changing the front-yard setback for <br />the Bozorgzad property from 40 to 30 feet. <br />ROLL CALL VOTE <br />AYES: Commissioners Kameny, Maas, Roberts and Chairperson Kumazan <br />NOES: None <br />ABSENT: Commissioners Cooper and Sullivan <br />ABSTAIN: None <br />Resolution No. PC-98-86 was entered and adopted as motioned. <br />A motion was made by Commissioner Maas, seconded by Commissioner Kameny, making the use <br />permit findings as listed in the staff report and recommending approval of Case UP-98-019 to the <br />City Council, subject to the conditions listed in Exhibit "B", adding a condition that there will not <br />be any contiguous detached secondary units in two adjacent rear yards. <br />ROLL CALL VOTE <br />AYES: Commissioners Kameny, Maas, Roberts and Chairperson Kumazan <br />NOES: None <br />ABSENT: Commissioners Cooper and Sullivan <br />ABSTAIN: None. <br />Resolution No. PC-98-87 was entered and adopted as motioned. <br />PLANNING COMMISSION MINUTES Page 7 November 10, 1998 <br />
