John Smith, 6248 Amber Lane, expressed concern with new development impacting Pleasanton schools, <br />_ the lack of parks and schools being a disservice to the community, safety issues relating to excessive <br />traffic at schools, and no school buses being provided to Pleasanton residents. <br />Jack Keane, 417 Sycamore road, expressed support for the original PUD application due to its <br />consistency with the North Sycamore Specific Plan. He expressed his appreciation to the developer for <br />addressing the neighbor's concerns and commented that the applicant's development in Alamo included <br />second units which are aesthetically pleasing. Further, he requested that the Commission approve the <br />application for the Tentative Map. <br />Scott Wade, 5808 San Juan Way, initiated discussion relating to building of the secondary detached <br />homes being approved by the Commission. He commended the developers for their cooperation in <br />addressing the neighbor's concerns and expressed concern with drainage issues. <br />Bud Bazlow, 6723 Alisal Street, felt that the project is fine and sought clarification that the lot sizes and <br />setbacks would remain the same for homes facing Sycamore. Further, he expressed concern with the <br />custom lots allowing secondary detached units due to the impacts on the rural aspects of the area. <br />Michael Harlan addressed issues relating to setbacks on the connector road and stated that during <br />negotiations for the right-of--way the applicant became aware that some of the long-term property owners <br />would appreciate relief on the 75-foot setback. Further, he stated that as part of the developer's <br />disclosure statement, potential buyers would be informed of overcrowding in Pleasanton schools. He <br />stated that drainage issues aze being addressed through redesign. <br />Discussion ensued relating to properties requiring relief of 75-foot setbacks, disclosure of school <br />overcrowding to potential home buyers, and final determination of placement of secondary detached <br />units on lots. <br />PUBLIC HEARING WAS CLOSED <br />Commissioner Maas stated that the land use is acceptable and the drainage issues aze being addressed. <br />Further, due to favorable public comments, conrespondence, and the applicant addressing the neighbors' <br />concerns, she would vote in support of approving application. <br />Chairperson Kumazan commended the developer for cooperating and addressing the neighbors' <br />concerns. Further, he stated that due to the City Council's decision and the homeowners' testimony and <br />correspondence, the required setback needed to be relaxed in order to accommodate the right of way. <br />Further, he stated that the project is consistent with the General Plan. He expressed concern with the <br />overcrowding of schools and stated that the Commission needed to be cognizant of that in the future. He <br />noted the City Council's decision that the density of the project is suitable and the project will address <br />affordable housing issues. He concluded by stating he would vote in support of approving the <br />application. <br />Commissioner Roberts stated that the conditions of the PUD and Tentative Map have been met.
