Mr. Iserson referenced the staff report dated November 10, 1998 and highlighted key areas contained in <br />_ the report including background information, the proposed tent, parking, and the permanent pazking <br />azea. Mr. Iserson noted that the applicant is requesting that the tent be in place from November 21, 1998 <br />through May 10, 1999. In conclusion, Mr. Iserson stated that staff s recommendation is that the <br />Planning Commission adopt a resolution approving Case Z-98-286, subject to the conditions of approval <br />listed in Exhibit "B". <br />Discussion ensued relating to the location of the permanent pazking lot and whether the pazking lot <br />contains diagonal pazking spaces. <br />PUBLIC HEARING WAS OPENED <br />Maricela Bazone, the applicant, stated that planned parking spaces are perpendiculaz; however, the <br />applicant will work with the Commission if horizontal spaces are required. Further, she requested that <br />the Commission extend the timeline for the tent being in place to allow for inclement weather. She <br />stated that the tent has been utilized for the past three yeazs and complies with fire marshal requirements. <br />Discussion ensued relating to the estimated timeline for completion of the permanent pazking lot. <br />PUBLIC HEARING WAS CLOSED <br />Commissioner Kameny stated he approved of the plans as submitted; however, he requested that <br />handicapped pazking be designated with adequate signage. <br />Commissioner Roberts stated the tent has been wonderful in previous years and that the temporary <br />parking is adequate until permanent parking is installed. Further, she stated she would vote in favor of <br />approving the application and approving the extension of time as requested by the applicant. <br />Commissioner Maas expressed concurrence with Commissioner Roberts' statements. Further, she noted <br />the attractiveness of the tent and commended the applicant and staff for their cooperative work. <br />Chairperson Kumazan stated he voted in support of the tent when application came before the <br />Commission the previous yeaz. Further, he encouraged the applicant to complete the permanent parking <br />lot by the Year 2000 and for lighting to be installed with an awareness of existing neighbors. In <br />conclusion, he stated he would vote in support of approving the application. <br />A motion was made by Commissioner Kameny, seconded by Commissioner Maas, that the <br />Planning Commission adopt a resolution approving Case Z-98-286, subject to the conditions of <br />approval listed in Exhibit "B", and modified by the conditions that parking lot lighting shall be <br />operated and controlled so as not to glare onto the private yards and/or into the living areas of the <br />adjacent St. John Court Townhome development and the temporary tent structure may be in <br />place from November 21,1998 through May 10,1999. <br />PLANNING COMMISSION MINUTES Page 4 November 10, 1998 <br />
