PUBLIC HEARING WAS CLOSED <br />Commissioner Maas stated that the community will be seeing more of these in-law additions in the <br />future. She noted that the addition will blend well with the existing residence and noted the benefit of <br />the residence being located on a corner lot. She stated that her concerns relating to the number of adults <br />living at the residence, the landscaping, and parking have been adequately addressed by staff. In <br />conclusion, Commissioner Maas stated she will vote in favor of approving application. <br />Commissioner Roberts stated that this corner lot is an appropriate place for this addition. She spoke in <br />support of the addition of windows on the street side elevation of the second unit and the landscaping <br />azound driveway. She stated that the second unit does not protrude in the back of house and will not <br />affect the neighborhood. <br />Commissioner Kameny expressed concern with the additional parking on the side of residence and with <br />the radius of the driveway. He stated he would support the application if driveway parking were <br />eliminated. He expressed support with the location of the residence and the sufficient setback of the <br />building. In response to an inquiry from Commissioner Roberts relating to whether removal of <br />landscaping would be sufficient to address his driveway concerns, Commissioner Kameny stated that <br />due to the visibility of vehicles for neighbors, he would not be in support of approving the application. <br />Mr. Iserson clarified that there is a 13-foot side yard set back. Discussion ensued relating to the radius <br />of the driveway and the ability of vehicles to maneuver into the driveway. <br />A motion was made by Commissioner Roberts, seconded by Commissioner Maas, to make the <br />required use permit findings and to approve Case UP-98-51 subject to the conditions listed in <br />Exhibit B. <br />ROLL CALL VOTE <br />AYES: Commissioners Maas and Roberts <br />NOES: Commissioner Kameny <br />ABSENT: Commissioners Cooper and Sullivan <br />ABSTAIN: Chairperson Kumazan <br />Resolution No. PC-98-84 was entered and adopted as motioned. <br />Commissioner Kameny stated he is voting "no" due to the lack of adequate space on site for a vehicle <br />and with vehicles being pazked in close proximity to the neighbor's existing fence. <br />b. Z-98-286. Maricela Barone <br />Application for design review approval to allow the installation of a temporary tent <br />structure over the outdoor patio deck of Barone's restaurant located at 475 St. John Street. <br />Zoning for the property is C-C (Central Commercial) District. <br />PLANNING COMMISSION MINUTES Page 3 November 10, 1998 <br />
