Leslie Howadd, 1027 Hancock Court, spoke in opposition to the New Cities Development Plan being <br />-- approved. She also addressed issues relating to the potential impacts on the Pleasanton School District. <br />Phil Howard, 1027 Hancock Court, spoke in opposition to the New Cities Development Plan being <br />approved. Further, he addressed issues relating to the potential impact on the noise and traffic levels. <br />Tom McCormick, 1129 Lund Ranch Road, spoke in opposition to the New Cities Development Plan <br />being approved. He also addressed issues relating to preserving rural views. In conclusion, Mr. <br />McCormick spoke in favor of a compromise being reached between New Cities and the residents. <br />Ken Czaja, 1141 Lund Ranch Road, stated that he is opposed to the New Cities Development Plan being <br />approved. He continued by addressing issues relating to the impact on the quality of life of the citizens <br />of the neighborhood, the proposed density of the development, and preservation of the rural views. In <br />conclusion, Mr. Czaja requested that a compromise be reached between New Cities Development and <br />the residents. <br />Jeanne Frith, 1051 Hopkins Way, spoke in opposition to the New Cities Development Plan being <br />approved. Further, she addressed issues relating to ensuring the quality of life and preservation of the <br />rural view for the Ventana Hills neighborhood. <br />Marlyce Jean Dezzutti, 1105 Lund Ranch Road, spoke in opposition to the New Cities Development <br />Plan being approved. Further, she addressed issues relating to the impact on the quality of life and <br />_ preservation of the rural view for the Ventana Hills neighborhood. In conclusion, Ms. Dezzutti <br />requested that the Commission consider and support the Neighbor Plan for development. <br />Steve Page, 1113 Hopkins Way, spoke in opposition to the New Cities Development Plan being <br />approved. Further, he addressed issues relating to the preservation of the rural setting and the lack of <br />pazks and schools in the area. In conclusion, Mr. Page proposed that the City consider sponsoring a <br />Charter School in this area. <br />Alice Lum 5213 Independence Drive, spoke in opposition to the New Cities Development Plan being <br />approved. She also addressed issues relating to controlled growth and continued open space in this area. <br />Tom Merschel, New Cities Development Group, 9781 Blue Lazkspur Lane, Monterey, addressed <br />concerns raised by the residents of Ventana Hills and stated that New Cities Development Group has <br />met with the Neighborhood Steering Committee a number of times, with no conclusion or compromise <br />being reached. <br />Further, Mr. Merschel provided a recap of the differences as contained in the New Cities Development <br />Plan and the Neighbor Plan highlighting the key issues relating to density, set backs, views, privacy and <br />transition. Further, he requested that the Commission address density issues first to allow more dialog <br />to ensue between the residents and the New Cities Development Group. <br />Mr. Merschel addressed recommendations made by staff and responded that New Cities Development <br />has requested that a geotechnical engineer make a proper determination relating to subdrains, and that <br />flat-pad grading be used. <br />Planning Commission Minutes Page 3 July 8, 1998 <br />
