New Cities Development Groua <br />Application for PUD development plan approval for 62 single-family residential lots on an <br />approximately 34.7 -acre site located south of the terminus of Independence Drive in the North <br />Sycamore area. Zoning for the property is PUD (Planned Unit Development - LDR (Low Density <br />Residential) District. <br />Chairperson Cooper stated that the Commission had previously heazd the applicant's presentation at the <br />June 24, 1998 meeting. <br />In response to an inquiry by Commissioner Roberts requesting clarification relating to funding of the <br />roads proceeding through the development, Mr. Higdon stated that within the subdivision boundazies, <br />the road is funded by the developer. He noted that due to the west boundary of Greenbriaz, between <br />Sunol and the subdivision not having a developer, that funding is distributed among all the developers. <br />PUBLIC HEARING WAS OPENED <br />Mr. Mitch Mehlman, 1153 Lund Ranch Road, spoke in opposition to the New Cities Development Plan <br />being approved. He stated that the Development Plan has significant flaws, is not the appropriate plan <br />for the neighborhood, and requires modification. Further, Mr. Mehlman requests that the Commission <br />deny New Cities' request, and that the developer and the residents resume discussion in order to develop <br />a compromised plan. <br />Ms. Linda Butler, North Sycamore Neighborhood Association, 1141 Lund Ranch Road, spoke in <br />opposition to the New Cities Development Plan being approved due to the potential impact on the <br />quality of life of residents. Further, Ms. Butler requested that the Commission provide direction to the <br />applicant to enter into discussion with the residents in an attempt to resolve issues. <br />Ted Alstott, 1117 Lund Ranch Road, spoke in opposition to the New Cities Development Plan being <br />approved.
